Good maintenance and management of common property and shared facilities is essential for both newer and older strata developments. Properly maintained common property by employing intelligent management skills makes sharing of space and facilities not only possible but pleasant; without sacrificing security, safety and optimal enjoyment of human living experience. It is important to note that nothing is carved in stone when it comes good maintenance and management of common property and the purview and the intendment of the Strata Management Act 2013 and the Regulations therein must be considered holistically and progressively. This seminar will address the regulatory framework and how it can be applied to promote rather than hinder; the needs and expectations of strata dwellers including the minority groups such as differently abled residents with special needs, children and elderly residents. The talk will focus on the following key areas:
- What are the legal and policy considerations applicable to effective space management of common property?
- What are the statutory provisions on safety improvisation at common property?
- What are the duties of the management body in providing guidelines for renovations and alterations to parcel or common property?
- What are the proper factors to consider when an application to alter any part of common property is received from a proprietor or user of common property?
- Is there a non-delegable duty on management bodies to prevent physical injury caused to lawful visitors by poor maintenance of common property?
- How do we apply the statutory by-laws to bring about improvisations to common property to cater the special needs of children, elderly residents and residents with disability?
- Resolution of disputes pertaining to improvisations, renovations and effective space management of common property.
- Case law Analysis & Problem-Solving Questions for Participants.

About the Speaker
SARASWATHY SHIRKE DEO started her career as principal lecturer in law in 1999. She has lectured law students in several local law colleges and university colleges. Her subjects of expertise are Constitutional & Administrative law, Tort, Contract law, Medical law, Employment law, Company law, Cyber law and Media law. She has lectured these subjects in both the UK and Australian law programmes. After leaving academia, she pursued practice of law in 2013 under leading litigators, putting her knowledge in substantive law to handle civil litigation. She currently practices under her own boutique law firm Messrs Sara Deo & Co, focusing exclusively on the line of substantive areas of law that she has lectured. She has published several articles in law journals for over a decade. She also gives lectures and talks on subjects of her interest with her characteristic engaging style, delivering complicated concepts in a crisp and simple manner.
